Dwelling insurance
Dwelling insurance provides a sense of security for everyone using the dwelling, which is why it is available to everyone interested in it. Dwelling insurance can be taken out by the owner, the landlord or the tenant, as well as others who have a justified interest in preserving the value of the dwelling or the items in it.
As part of the tenant’s liability insurance, we indemnify damage to the landlord where your company is liable. The insurance cover applies to the landlord’s claims for damage caused to their property by the tenant. For example, the landlord may claim compensation from your company for the cost of repairing a broken wardrobe door.
Dwelling insurance covers the dwelling and its essential parts, including walls, ceilings, interior decoration, building services equipment (such as ventilation and heating equipment), electrical wiring, sanitary installations and technical systems, as well as balconies and terraces. Also covered are storage rooms belonging to the dwelling, small buildings with a total area of up to 20 m², installations (e.g. garden, shelter, playground) and the building’s communication systems on the property, as well as greenery.
Items inside the dwelling (such as furniture, appliances and other furnishings) are insured as a set of items up to the sum insured, as indicated in the policy. Also covered are items that are located in the storage room, outbuilding, fenced courtyard or balcony. Portable property outside the residential premises is insured only if a natural person is indicated as the beneficiary in the policy. Portable property is insured if it accompanies the natural person or their family member (insurance coverage is valid worldwide). The family members are considered to be the spouse or partner living permanently with the natural person indicated as the beneficiary in the policy and their children up to the age of 18.
You can also insure financial expenses, such as loan payments related to the dwelling, lost rental income or rental expenses for temporary housing while the dwelling is unusable due to an insured event.
Our Mega and Green insurance packages offer insurance coverage against the technical failures of a household appliance up to five years old and building services equipment (such as a ventilation or heating device) up to seven years old. The Green package also covers the failure of an electric car charger.
Smart devices up to two years old are covered for up to 2% of the sum insured for home contents. For example, if you have chosen an insurance sum of 30,000 euros for movable property, we will indemnify you for up to 600 euros in an insured event involving the loss of a smart device. We do not reduce the indemnity based on the age of the device, which means that the payment does not depend on whether the device has been purchased recently or is up to two years old.
Only vehicles without a registration obligation (such as ATVs, ride-on mowers and light motor vehicles) are insured as movable property. You should check the policy to see the indemnity limit for the movable property kept in a fenced courtyard or an outbuilding. In contrast, motor vehicles, vessels and aircraft that are subject to a registration obligation are not covered by dwelling insurance.
We do not indemnify for the correction of construction or repair faults, planning or design faults.
In the case of damage caused by poor workmanship or a construction fault, we will indemnify the damage to the faultless part of the insured object. For example: a poorly connected pipe starts to leak and causes water damage. We will indemnify you for the damage to the building and the movable property in it, but not the cost of repairing the plumbing.
Always notify the insurer if you plan to carry out building or repair work that involves opening or removing parts that are permanently attached to the building. If you wish the insurance to cover any damage caused by building or repair work, you can purchase this additional protection separately.
Damage caused by building work includes damage to the insured object and/or to unused building materials stored inside the building during building or repair work. The insurance cover is valid if:
- the policy indicates that this insurance cover is selected;
- the insured building has a roof, doors and windows;
- all openings in the external structure of the insured building are closed in such a way that a third party has no access to the building and/or its interior without the use of tools.
Respective safety requirements must be observed during all building and repair work. In the case of damage caused by building or repair work, we will double the excess that we apply for the insured event.
If you are unable to use your household appliance or electronic device for some time due to an insured event, we will provide you with a replacement device that will perform the basic functions of the broken device. In addition to the rental cost, we will reimburse the transport and installation costs of the replacement device.
Liability insurance for the property owner or possessor protects you against non-contractual claims brought against you as the owner or possessor of the insured dwelling. Such a claim, for example, might be a neighbour’s claim for eliminating water or soot damage.
Make sure you provide us with accurate information when concluding the insurance contract. Among other things, check the information in the offer or the policy and have it corrected if necessary. If this information changes during the insurance period, please let us know.
Inform us about any significant circumstances affecting risk both when concluding the contract and during the insurance period. For example, let us know if there is construction work or business activities taking place at the insured dwelling, or if you are renting it out on a short-term basis.
When it comes to your property, behave prudently, don’t leave it unattended or make it accessible to third parties. Follow safety requirements arising from the law, the insurance conditions and manufacturer requirements. Remember that insurance obligations (including safety requirements) must be observed by all persons who legally possess or use the insured object.

You can pay for the insurance as often as you like – either once a month, quarterly, semi-annually or annually.
The excess is the amount that you will have to pay in the event of an insured event. If the insured object has been damaged or destroyed as a result of several insured events, the excess must be paid separately for each insured event.
The excess is not applied in the following cases:
- more than 50% of the insured building or apartment ownership is destroyed as a result of an insured event;
- only the glass surfaces of the insured building have been damaged and no other damage has occurred;
- in the event of an intrusion, the alarm system is triggered and the alarm reaches the security company;
- the policy includes insurance cover for equipment failures and a failure occurs in a building services device servicing the insured building, which is up to seven years old and has been regularly maintained;
- the door lock is replaced due to loss or theft of the key, robbery or failure of the front door lock;
- the reimbursement of rental costs for temporary housing and/or loan payments;
- the reimbursement of the state fee for applying for a replacement passport, ID card or driver’s licence.
We double the excess for an insured event if:
- objects have been stolen from the courtyard or balcony without having to break barriers or obstacles;
- the insured event is damage caused by construction or repair work.
Insured objects are not subject to depreciation when we calculate the indemnity. The insurable value of a building is its restoration value, i.e. the cost of restoring it to its original form. In the case of damage to movable property, we will indemnify the repair costs. If an item has been destroyed or damaged in such a way that makes repairing it impossible, we will indemnify you for the cost of purchasing an equivalent new item.
The insurance contract enters into force and the insurance cover begins on the start date of the insurance period specified in the policy and ends on the end date of the insurance period specified in the policy.
The insurance contract is concluded for an indefinite period. We will send you a new policy 45 days before the end of the insurance period – you do not have to do anything to renew it yourself.
By agreement of both parties, the insurance contract may be terminated at any time before the end of the insurance period. To do this, e-mail your request to kindlustus@lhv.ee, including the beneficiary name and account number for the reimbursement of any insurance premium already paid. If you do not indicate a date for the termination of the insurance contract in your request, we will terminate the contract the day following the receipt of your request.
If the insurance contract is terminated during the insurance period, we will refund you any paid insurance premiums for the time when the insurance cover was no longer valid. The insurance contract cannot be terminated retroactively.
